Modified bitumen (mod-bit) is still the best choice for high-traffic commercial roofs in Big Sky. We torch-apply SBS-modified base and cap sheets over properly primed concrete or approved decking. Annual roof inspections catch small problems before they become expensive ones. A cracked pipe boot is a $150 fix. Ignoring it means $3,000 in ceiling and wall water damage. We recommend an inspection every 2-3 years for roofs under 10 years old, and annually after that.

Emergency tarping is the first priority. We cover the exposed area to stop water entry, then schedule the permanent repair once conditions allow. We don't charge extra for emergency tarp jobs. It's part of the repair cost.

Vented skylights open to let hot air escape. Great for kitchens and bathrooms in Big Sky. Fixed skylights are cheaper and simpler. Solar-powered options from VELUX qualify for the federal 30% tax credit through 2032.
