Not every problem needs a full replacement. Sometimes it's a blown-off shingle, a cracked pipe boot, or deteriorated valley flashing. We diagnose the actual issue and fix that. We don't upsell you into a new roof you don't need.

TPO single-ply membrane in 60-mil or 80-mil thickness, hot-air welded seams, fully adhered or mechanically attached over polyiso insulation board. We install per NRCA and manufacturer specifications. Ponding water is the number one cause of flat roof failure. We use tapered ISO insulation to create minimum 1/4" per foot slope to drains. FM 4473 rated systems available for hail-prone Cascadia areas.

Roof coatings can extend the life of your commercial roof by 10-15 years for a fraction of replacement cost. We apply silicone and acrylic coatings over existing TPO, EPDM, and metal substrates. Not every roof qualifies. We'll be straight with you.

Half-round copper gutters with round downspouts. That's the premium install. We solder joints on-site using 50/50 tin-lead solder. Copper develops a natural patina in Oregon's climate within 5-7 years. For aluminum, we use Spectra Metals .027 gauge seamless with Raytec hidden hangers rated to hold 25 lbs per linear foot of ice and debris load.

Our 27-point roof inspection covers: shingle condition, granule loss, nail pops, lifting tabs, ridge cap integrity, valley flashing, step flashing at walls, drip edge, pipe boot seals, vent function, soffit ventilation, gutter pitch, downspout capacity, fascia condition, decking (from attic if accessible), and visible signs of moisture in the attic. Written report with photos emailed same day.

Emergency tarping is the first priority. We cover the exposed area to stop water entry, then schedule the permanent repair once conditions allow. We don't charge extra for emergency tarp jobs. It's part of the repair cost.

Tubular skylights bring light into tight spaces. Closets, laundry rooms, interior bathrooms. They use a reflective tube through the attic space, so they work even when the roof is far from the ceiling. Installed in a few hours.
